"The Lodge" is a 17th century cottage which is part of the original Langford Estate, now run by the University of Bristol as a veterinary school. They use The Lodge as a residency for foreign research students during their time at the school.
Following many years of neglect and temporary repairs, The Lodge was in need of substantial external refurbishment to restore the facade and roof to its former glory, and prevent further damage to the underlying structure. Aztech Building Services won a competitive tender to undertake these works, along with other, more minor repairs, to various university owned residences in Langford.
Works comprised erection of scaffolded access, removal of existing roof coverings, installation of rigid insulation, replacement felt & batten, reinstatement of roof tiles including selectively sourced reclaimed materials, bespoke replacement joinery, general re-pointing, leadwork, full external redecoration, and rainwater goods repairs.
The project was undertaken over 12 weeks with a tenant in-situ for the entire period. Sourcing the correct replacement roof material was particularly challenging, but to see the roof without modern tile repairs, restored to its former glory, was well worth the effort.The university and the tenant were extremely pleased with the entire project which was completed on time, within buget, safely.
